Conveyancing
At Key2 Conveyancing in Forster, we approach conveyancing with a clear focus on compliance, accuracy, and communication. One of our main priorities is making the conveyancing process understandable for our clients.
We take the time to explain each step before any legal documents are signed, helping you navigate the key administrative and legal requirements involved in property transactions. Whether we’re reviewing a contract for a residential home, preparing documentation for a rural property, or lodging paperwork for a commercial lease, we provide straightforward guidance and clear next steps.
As licensed conveyancers, our services include buying and selling property, auction contracts, strata and rural transactions, retirement village purchases, and title transfers for family or estate-related matters. We assist clients across Forster, Tuncurry and the whole of New South Wales.

Navigate Property Transfers
When you work with us instead of a conveyancing solicitor, the legal obligations, compliance standards and processes involved in your transaction remain the same. We manage all the required administrative steps from start to finish, including preparing or reviewing contracts, conducting property searches, lodging forms with relevant authorities, and coordinating with third parties such as agents, lenders and NSW Land Registry Services.
Our team is familiar with the additional requirements involved in strata, rural, and community title properties, and we apply current state legislation to each matter we handle. Unlike conveyancing solicitors who may offer services across different areas of law, we focus solely on property transactions.
This allows us to concentrate on key dates, legislative accuracy, and communication throughout the process. Whether you're buying, selling, transferring title or navigating a unique property scenario, we provide clear, structured support.

How We Can Help
Many people begin their property journey by searching for conveyancing solicitors, but licensed conveyancers like us know how to handle the same core services involved in a property transaction. We regularly assist homebuyers, investors, rural landowners, and business owners with contract reviews, compliance checks, document preparation, settlement coordination and title transfers.
Our work covers a broad range of property types and transaction structures, including residential homes, strata units, rural blocks, and commercial premises. We support clients across Forster, Tuncurry, Tea Gardens, and throughout the Mid North Coast. Our services also include auction purchases, family transfers, community title properties and retirement village agreements.
Everything we do is managed under a fixed-fee structure with no hidden costs. We hold full indemnity insurance, operate under a current conveyancer licence, and are registered members of the Australian Institute of Conveyancers.
If you're deciding between a conveyancer and a conveyancing solicitor, contact us to talk it through.
Buying a Property
When you’re buying property, we manage all legal and administrative steps from pre-purchase to settlement. This includes reviewing the contract, organising necessary searches, coordinating with your lender, and lodging documents with NSW authorities.
We help identify key dates, special conditions, and disclosure requirements so you understand the terms before signing. We also manage communications with agents, mortgage brokers and solicitors representing the other party.
Whether you're buying a house, unit, rural block or strata title, we provide a structured process that aligns with New South Wales property law. Our role is to help make the legal side of your purchase clear and compliant, so you can meet settlement deadlines with all documentation in order.
How it Works:
- Step 1: Find a Property
Choose a property that suits your needs and budget. - Step 2: Get in Touch
Contact Key2 Conveyancing. We review the contract, arrange inspections, and negotiate terms. - Step 3: Exchange Contracts
Sign the contract, pay the deposit, and we handle the exchange process. - Step 4: Pre-Settlement
We conduct searches, prepare documents, and coordinate settlement details. - Step 5: Settlement
We attend settlement, transfer the title, and finalise payment. - Step 6: Post-Settlement
Keys are collected, and we notify authorities of the ownership change.
Buying At Auction
Buying at auction is legally binding, which means there's no cooling-off period once the hammer falls. That’s why it’s essential to have the contract reviewed beforehand.
We examine the contract conditions, zoning, and disclosure documents and help you understand what you're committing to. We also confirm what changes, if any, may be negotiated before auction day.
If you’re successful at auction, we coordinate the required documentation, payment of deposit, and follow through to settlement. Our team manages time-sensitive requirements and communicates with the agent and other involved parties to keep everything on track. This service applies to residential, commercial, strata and rural properties being sold at auction across New South Wales.
How it Works:
- Step 1: Contact Us Early
Send us the auction contract — we’ll review it within 24 hours. - Step 2: Contract Terms
We negotiate terms and amendments with the seller’s conveyancer before auction day. - Step 3: Finance Ready
Make sure your finance is approved so you can bid and pay the 10% deposit if successful. - Step 4: Get Inspections Done
Arrange pest, building or strata reports before the auction to avoid surprises.
Selling a Property
When you're selling property, we prepare the contract for sale in accordance with NSW law. This includes required disclosure documents, title checks, zoning certificates and any additional conditions requested by you or your agent.
We also manage negotiations with the buyer’s representative, oversee the exchange of contracts, and liaise with your lender for mortgage discharge where applicable. After exchange, we prepare for settlement and communicate with all relevant parties to finalise the transaction.
Our service covers a wide range of property types, including residential homes, strata units, rural land, and commercial premises. Every document is reviewed and lodged as required to meet legal obligations and agreed timeframes.
How it Works:
- Step 1: Prepare Contract
We prepare the marketing contract and send a copy to your real estate agent. - Step 2: Offer Received
Once an offer is made, we draft the full contract and coordinate with the buyer’s conveyancer. - Step 3: Exchange Contracts
Contracts are exchanged and the buyer pays the deposit. We confirm the settlement date. - Step 4: Transfer & Discharge
We reply to requisitions, prepare the transfer, and liaise with your bank to discharge any mortgage. - Step 5: Final Figures
We review settlement figures, book settlement, and coordinate with your agent and bank. - Step 6: Settlement
We attend settlement, finalise the transfer, and the deposit is released. Settlement is complete.
Transfer of Title
Transfers of title occur for many reasons—family or relationship changes, deceased estates, or asset management. We prepare and lodge all required forms with NSW Land Registry Services, conduct identity verification, and confirm stamp duty obligations or exemptions.
These transactions don’t involve a sale but still require careful management to meet legal standards. We help determine the appropriate documentation for your situation and coordinate with all relevant parties, including financial institutions and legal representatives if required.
This service applies to joint ownership changes, family transfers, and property restructuring matters. All transfers are handled in line with current New South Wales property legislation and registry requirements.
Contract Review
We provide detailed contract reviews for clients before signing a property agreement. This includes reviewing terms, special conditions, inclusions, exclusions, and disclosure documents.
We explain the content in plain language and raise any areas that may need further discussion or clarification. This service is commonly used when buying, selling, or preparing to bid at auction.
If amendments are needed, we can provide feedback for negotiation before exchange. Contract reviews are an essential part of any property transaction, and understanding the content before you commit helps you stay aware of your rights, responsibilities, and financial obligations under NSW property law.
Commercial Conveyancing
Our commercial conveyancing service covers the purchase, sale, and leasing of business premises. This includes offices, warehouses, industrial units, retail spaces, and mixed-use developments.
We prepare and review contracts, handle disclosure documents, manage negotiations, and coordinate with commercial agents and legal representatives. We also assist with zoning checks, title investigations, lease assignments, and compliance with planning regulations.
Whether you’re an owner-occupier or investor, we manage the administrative and legal processes in accordance with NSW commercial property legislation. This service is suitable for standalone commercial purchases or transactions that form part of broader business or development projects.

What is a cooling-off period?
The cooling-off period starts from the date of exchange of contracts and ends at 5.00pm on the fifth business day after the date of exchange of contracts.
The purchaser may “cancel” the contract any time during the cooling-off period by giving notice in writing to the seller/seller's conveyancer. The purchaser must then forfeit (“pay to”) the seller an amount equal to 0.25% of the purchase price.
The seller does not have a cooling-off period – it is a benefit available only to the purchaser.
How long does the whole sale/purchase take?
When buying or selling a property, usual completion time under a contract takes 4-6 weeks from the date of exchange.
When is the deposit paid?
The deposit for purchase of property must be paid on exchange of contracts and is usually in the amount equal to 10% of the purchase price unless the seller has agreed to accept a lesser amount.
What is the first home buyer choice?
The NSW Government has announced that First Home Buyers purchasing property for up to $1.5M will be able to choose to pay an annual property tax instead of stamp duty.
Existing Stamp duty concessions for first home buyers are available for purposes of up to $800000 and will continue. There are not stamp duty concessions or exemptions for property worth more than $800,000.
The property tax option will be available for properties for up to $1.5M.
